Why your community shows the wrong rent in ChatGPT

A renter asks an assistant what a one-bedroom at your community costs, gets a number from eight months ago, and decides you are out of budget before they ever see your website. Here is where that number came from and how to replace it.

Where the assistant got the number

None of the assistants knows your rent. When a renter asks, the assistant retrieves a handful of web pages it judges relevant, reads them, and writes an answer with the pages as its sources. For an apartment community those pages are usually some mix of your own floor plan pages, your Google Business Profile, listing-site pages, review sites, and neighborhood blog posts. Whichever page states a price most plainly tends to win, and it is often not yours.

The assistant is not wrong. It is quoting a page that is wrong. The fix is never in the chatbot; it is on the page it read.

Why the rent it quotes is stale

  • Listing-site pages lag. An ILS page that was not updated when your pricing changed is still the most confidently worded price on the internet for your community, and assistants reward confident wording.
  • Your own prices are invisible to the crawler. Many community sites load rents through a script after the page opens. A human sees $1,545. A crawler that reads the raw page sees a blank, and moves on to a source that has a number.
  • Old blog posts and neighborhood guides. “Best apartments near the medical district, 2024” listed you at last year’s rent, and nobody has written a better page since.
  • Specials confuse the math. A page that says “from $1,395 with six weeks free” gets quoted as $1,395, with the concession forgotten and the base rent never mentioned.
  • Nothing on your site says which number is current. Without structured data and a visible “updated” signal, an assistant has no reason to prefer your page over a listing site’s.

Why there is no takedown button

Search engines have a removal process because they store an index you can ask them to change. The assistants answer from live retrieval, so there is nothing to remove. Each of the five we track, ChatGPT, Gemini, Google AI Overviews, Google AI Mode, and Bing Copilot, re-reads pages on its own schedule, and the answer changes when the page it prefers changes. That is frustrating if you want a fix today. It is good news if you own the page it should be reading, because you control the fix.

What actually fixes it

  1. Find out which source each assistant is quoting. Ask the questions a renter asks, record the answer and the citation, and do it for every assistant, because they rarely agree. We run 15 realistic prospect questions per community through all five, every week, and record who gets named and whether the rent is right.
  2. Make your floor plan pages the easiest source to trust. Rent, availability, and the current special in plain text on the page itself, not loaded by a script, with a visible last-updated date and structured data that says the same thing.
  3. Correct the listing sites. Parity between your site and every ILS page removes the confidently wrong competitor to your own page.
  4. Keep the Business Profile current. It is the source Google’s own assistants trust most for a local business, and it needs no website access to update.
  5. Write the answer they are looking for. A short question-and-answer block on the community page, in the shape the assistants pull from: what a one-bedroom costs this month, what is included, what the special is and when it ends.
  6. Measure it weekly and wait for the trend. Business Profile changes move first, usually within four to six weeks. Citation rate and price accuracy across the assistants take three to six months to move clearly.

What this looks like when it is working

A renter asks any of the five assistants about a one-bedroom near your community. Your community is named. The rent quoted is the rent on your website this month, with the special described correctly. The source cited is your floor plan page or your Business Profile, not a listing site. That is the whole objective, and it is measurable: a citation rate per assistant, tracked week over week, with the source behind every miss.

Can we ask ChatGPT to correct our rent?+
